Sun City Vistoso is located in the Rancho Vistoso master planned area within the Town of Oro Valley, Arizona. It is 14 miles northwest of the City of Tucson. Del Webb built the well maintained active adult retirement community on a 1,000 acre site with 36% of the space allocated to common area. SCV is not only a golf community. Recreational facilities include a Social Hall with a 450 seat auditorium. It includes an audio visual system and a hearing-assistance system. The Social Hall also has a dance studio and meeting rooms. At two satellite locations, Desert Oasis and Catalina Vista one will find activities such as billiards, poker, photo club, horseshoes, etc. Another craft complex has individual rooms for sewing, woodworking, ceramics, silversmithing, lapidary, stain glass, and more. Amenities also include two swimming pools, eight tennis courts, 14 bocce courts, exercise and spa building, cafe, Pro Shop and a miniature golf course. Pickleball will be coming soon. Sun City Vistoso has its own dog park for your "best friend" to run, play, and socialize. Catalina State Park is within a 5 minute drive for camping, hiking, picnicking, bicycling, horseback riding, and plant/wildlife viewing. Northwest Medical Center Oro Valley, urgent care, medical/diagnostic services and shopping centers are located nearby and more are under construction. A fire and police station with emergency vehicles are on site. The town of Oro Valley is responsible for streets, water and sewers. There are many nearby attractions. Over 100 clubs and groups offer arts, crafts, dance, exercise, games, travel, educational and cultural classes, sports and support services. Vistoso Center has the Computer Learning Center with over 20 PCs and Macs, the Library, Genealogy Room, and admistrative offices. Astronomy, Genealogy, Havurah, Hiking, Institute of Learning in Retirement, and Computer Society are just a few of the many fine and already established clubs. Almost all activities are free to residents. Over 60% of the homeowners are year round residents. Most will cite the community's well kept appearance and the large number of activities available as their reasons for moving here. Homes for sale are currently offered at about $180,000 to $450,000. Many of the homes have been remodeled, upgraded, and/or expanded. All houses have attached garages, sidewalks and are one story. Some houses are available for rental and are listed in the Tipster. Sun City Vistoso is operated under a residents home owners' association by a general manager plus a professional staff of employees. The staff is responsible for day-to-day operations and maintenance. Seven elected residents serve as Board Directors who establish policy. Sun City Vistoso also has age restrictions. Under HUD’s Fair Housing Amendment of 1988, one person in the home must be at least 45 years of age. No one under age 19 is allowed to be a permanent resident. Sun City Vistoso total assets exceed $17 million with annual revenues of $5 million. Annual fees (2008-2009) are $1,440 per household, EXTREMELY COMPETITIVE! The Asset Reserve Fund for repairs and replacement totals $1.75 million. Sun City Vistoso has NO debt. Residents' use of the Golf Course calls for additional fees. There are also two sub-associations, Ember Ridge and Green Tree Homeowners Association. The homes in these condominium HOAs are attached Garden Villas. In addition to the Sun City Vistoso dues owners in Green Tree pay $134 per month and in Ember Ridge $120 per month. For the monthly dues, owners receive services that include trash pickup, exterior building, and landscaping maintenance, insurance, etc.

Before moving to Sun City Vistoso from the Chicago, Illinois suburbs, my wife and I visited many active adult retirement communities throughout the country. None compared. We have not regretted our move. You will not either, if you make Sun City Vistoso the place for your new home! I rank Sun City Vistoso the number one community in the world.
